AMP Capital leases speculatively-built facility to Hunter Express at Crossroads Logistics Centre

AMP Capital has today announced its warehouse facility at Casula’s Crossroads Logistics Centre has been leased to Hunter Express, a specialist freight delivery company. Following the success of Crossroads Logistics Centre’s previous developments, AMP Capital commenced construction of the speculatively-built facility in October 2018.

AMP Capital Managing Director, Office & Industrial Luke Briscoe said: “Crossroads Logistics Centre has proven to be a highly sought-after facility for AMP Capital, with our new customers all commenting on the ease of access and proximity to the M5 and M7, as well as the amenity that comes along with neighbouring Crossroads Homemaker Centre.

“The strength of this demand and the positive response from our customers gave us the confidence to speculatively develop Building 3.”

Hunter Express will occupy Building 3 within Precinct B, consisting of 9,455 square metres of warehouse and 500 square metres of office space. They join other customers such as Electrolux, WesTrac, Cosentino and Versiclad, all who are also members of the logistics centre community.

In discussing their choice, Hunter Express CEO Mark Hunter said: “The location of the new facility is key to optimising our operations, as it is five minutes away from the M5 and M7 motorways. This saves each vehicle within our fleet 40 minutes per day, therefore dramatically increasing our productivity and our ability to more efficiently service our customers.
 

This new facility will provide us with a great deal more staging space and will be fitted with a state-of-the-art sortation system. This will enable us to advance our vision of providing customised solutions for most freight profiles. We realise the needs of our customers and their consumers have changed dramatically in the last few years. Therefore our brand promise ‘delivered your way’ is at the heart of our strategic decisions. This new facility will enable us to accelerate our growth plans and become the leading provider of specialised handling and delivery services within Australia’s $48.8 billion road freight transport industry - Mr Hunter said.

Hunter Express partnered with integrated supply chain, property and project management firm TM Insight to procure the new Casula property.

TM Insight Director Jack Moroney said: “Hunter Express had timing constraints with a lease expiry, however we were able to successfully source a speculative build facility under construction by AMP Capital and integrate an extensive internal fitout aligned to their bespoke requirements. This new facility will enable Hunter Express to continue to meet the response time demands of their diverse client base.”

Mr Briscoe further commented on the community that is now being developed within the centre, and collaboration with the new customers.
 

Crossroads is now the place of employment for over 380 people and our customers are already collaborating and using each other’s service. For example, the Electrolux facility has Cosentino-supplied stone in their test kitchens and similarly, Cosentino is using Electrolux product in their showroom. This is such a great outcome for AMP Capital and our partners. We are delighted to have been able to provide not only a great environment for our customers to work, but also an introduction to new clients.

Crossroads Logistics Centre is all but developed, with only one remaining development site comprising 17,655 sqm. This site is DA approved and ready to commence. Once the final building is complete, Crossroads will accommodate approximately 90,000 square metres of high-quality warehouse and office space across three separate precincts.

Crossroads Logistics Centre is owned by investors in the AMP Capital Diversified Property Fund (ADPF).
