Wholesale Office Fund

Overview

The Wholesale Office Fund offers investors exposure to high quality assets across the principal office markets in Australia and New Zealand. With a focus on quality property and strong lease covenants, the Fund aims to provide strong risk-adjusted performance, with income and capital growth over the long-term.

Our real estate portfolio management team focuses on building a selection of assets that is well placed in terms of occupancy and lease expiry, and applies an active asset management and leasing strategy.

The fund has 14 properties under management with a total fund size of over A$2.8 billion*.

  • access to an established portfolio of office properties diversified by geographic location and lease expiry profile – as at 31 March 2010, the portfolio contains 14 premium office properties, primarily in the Sydney and Melbourne CBD
  • the potential for a consistent and sustainable income stream – the portfolio has an excellent tenant retention and high occupancy rate of 97.1% (as at 31 March 2011)
  • the potential for capital growth – Australian office markets have solid fundamentals and there is a limited supply of premium grade assets in Sydney and Melbourne

  • access to AMP Capital's expertise and experience in sourcing and managing office property assets – with over 45 years of experience AMP Capital is one of the largest institutional real estate managers in the Asia Pacific region

Fund Manager

Henry Elliott has over 25 years of experience in the property industry, both in Australia and the UK, and has been managing this fund since its inception in May 2004. Mr Elliott joined AMP Capital in 1999 and managed the Property Transactions team before managing the AMP Statutory Fund No 1 property portfolio.

Edward O’Brien

Edward O’Brien

Fund Analyst

Edward O’Brien is the Fund Analyst for the fund, responsible for fund modelling and analysis, investor reporting, product marketing and assisting the Fund Manager on general fund activities. Mr O’Brien holds a Bachelor Degree in Property Economics from the University of Technology Sydney and is currently completing a Graduate Diploma in Applied Finance.

Chris Judd

Chris Judd

Head of Property Funds Management

Chris Judd is the Head of Property Funds Management, where he is responsible for overseeing AMP Capital’s various real estate funds and the Property Portfolio Service to ensure delivery of investment performance and strategic growth goals. Mr Judd brings more than 23 years’ experience in the real estate industry to the role, having broad real estate funds and capital markets experience.
